University District Window Film in Seattle
The U District has changed more in the past decade than almost any Seattle neighborhood, with apartment towers rising near the light rail station while The Ave keeps its small shops and restaurants. Window film work here is mostly commercial and multifamily.
University DistrictStorefront Security and Anti-Graffiti Film on The Ave
University Way Northeast, known to everyone as The Ave, is lined with small restaurants, cafes, bookstores and shops, many in older one- and two-story buildings with large front windows. Those windows take a beating: tags, etched glass, broken panes after hours and late sun on the west-facing side of the street.
A clear security layer bonded to the inner face keeps a shattered pane in one sheet, turning a smash-and-grab into slow, noisy work. Sacrificial anti-graffiti film on the outside takes the etching and paint. When it is damaged, that sheet is removed and replaced and the glass underneath is untouched. For small businesses on thin margins, replacing a section of film is a lot easier than replacing a pane.
We schedule storefront work at dawn or after the last customer leaves, so trading hours are untouched.
Window Film for New U District Apartment Towers
Since U District station opened in 2021, a series of tall apartment and mixed-use buildings has gone up around it, bringing much more glass to the neighborhood. Units in these towers often face each other at close range, and lower floors face busy sidewalks.
For building owners and managers, we offer facade-wide privacy and glare films that keep the building's look consistent, plus frosted films for amenity rooms, gyms and lobbies. For individual tenants, removable frosted or gradient films on bedroom and bathroom glass solve the neighbor problem without permanent changes. Tenants need written approval from management before we install.
Upper floors facing south and west take strong afternoon sun in summer. A neutral solar film reduces heat and glare in those units and leaves the view toward Lake Union and downtown clear.

Privacy Window Film for U District Student Rentals and Greek Row
Older houses throughout the U District, including the large houses along 17th Avenue Northeast on Greek Row, are packed with students. Bathrooms and bedrooms on the ground floor often face the sidewalk or the house next door, and blinds do not survive many school years.
Frosted film is a durable alternative. It stays on the glass, needs no cords or slats, and gives privacy day and night. Landlords also add security film to basement and back-door glass, where break-ins are most likely.
Office and Clinic Window Film Near the University of Washington
The streets around the UW campus hold offices, medical and dental clinics, research spaces and university-affiliated tenants. These spaces often need privacy for patients and confidential work as much as glare control.
Frosted and patterned films on exam room windows, consultation rooms and street-facing offices block views in while keeping daylight. Glare films help on screens in south-facing offices. We work with property managers on approvals and can schedule outside clinic hours.
Some UW-affiliated buildings have their own facilities rules and approved product lists. If your space is in one, send the requirements up front and we will quote only films that comply, which saves a round of back and forth with the facilities office.

University District Window Film FAQs
How often does anti-graffiti film need replacing on The Ave?
Only when it is damaged or worn. Some shops replace a panel after a single incident, and others go much longer. The exterior film also wears from cleaning over time.
Can students in U District apartments install window film?
Yes, with written approval from the landlord or building manager. Removable frosted films come off cleanly at move-out.
Does security film make a storefront unbreakable?
No. The glass can still break. Security film holds the pieces together, which slows entry and limits damage. Anchoring the film edges into the frame with a wet-glaze or mechanical attachment improves it further.
Can you install film in a U District clinic without closing?
Yes. We can work before or after hours, or room by room during the day. The process uses only water-based solution and makes little noise.
