Whole-house tinting planned room by room. We sort out which elevations need heat rejection, which need only UV protection, and which should be left alone so winter daylight is not lost.

For rooms that overheat on summer evenings, especially upstairs and west-facing spaces. Light films can cut solar heat substantially without a dark or mirrored look from the street.

Energy-Saving Window Film detailsWhat Seattle Homeowners Use Residential Window Film For
Most home calls we get fall into a few patterns. An upstairs bedroom in a Ravenna or Green Lake bungalow runs hot every summer evening because the dormer faces west. A Magnolia or West Seattle view home has a wall of glass toward the Sound, and the late sun makes the living room unusable for a couple of hours. A townhouse in Fremont has a bathroom window that lines up with the neighbor's kitchen.
Other requests are about protection. Hardwood floors near a south slider have turned two colors where a rug used to sit. A ground-floor bedroom window faces an alley and the owner wants glass that will not shatter easily. Each of these has a specific film type, and part of our job is sorting out which one actually solves the problem instead of selling the darkest tint available.
Choosing Home Window Film for Seattle Light
Seattle gets plenty of summer sun and very little winter sun, so residential film has to work in both. The safest choice for most rooms is a light spectrally selective film. It cuts a good share of solar heat and nearly all UV, and it looks close to clear from inside. Neighbors on the street usually cannot tell it is there.
Darker or reflective films have a place, mainly on large west and south glass where heat is the main complaint and the room has plenty of light to spare. On north windows we usually recommend nothing at all unless privacy is the issue. We would rather film fewer windows correctly than every window in the house with a product that makes January feel longer.
Residential Window Film on Older Seattle Houses
A lot of Seattle homes still have original single-pane sashes from the 1910s and 1920s, sometimes with wavy glass that owners want to keep. Film can go on that glass, but we check for cracks, loose glazing putty and paint on the glass edge first. Film will follow every ripple in old glass, so it stays almost invisible.
Newer replacement windows are usually dual-pane. Those can take film too, but the product needs to match the unit so we do not raise the glass temperature enough to stress the seal. We look at the window label or spacer markings when we can, and stay with films the manufacturer approves for that glass type.
Residential Window Tinting for Condos and Floating Homes in Seattle
Condo owners in Belltown, Capitol Hill and South Lake Union often have big floor-to-ceiling windows and HOA rules about exterior appearance. Many associations allow film as long as it is not mirrored or noticeably tinted from outside, so we bring spec sheets you can submit for approval before anything is ordered.
Houseboats and floating homes on Lake Union and Portage Bay are their own category. Light reflects up off the water as well as down from the sky, and the windows sit close to neighbors on the dock. Glare film, privacy film and UV film all come up on these jobs, often in the same house.
Seattle Home Window Film Questions
Does home window film pay off under Seattle's clouds?
For the right windows, yes. Seattle summers are sunny and long, and UV still reaches indoor surfaces on cloudy days. The value is highest on west and south glass, skylights and rooms with valuable floors or art.
Can I see out normally after home window film is installed?
With light films, the view looks almost unchanged. Reflective films slightly tint the view and can show your reflection at night when the room is lit. We show both in person so you can decide.
How long does a residential window film install take?
Plan on one visit for most houses, sometimes finishing by lunch, sometimes running into late afternoon if there are many panes or tricky access. Tall stairwell windows or skylights may need extra equipment, which we plan for when quoting.
Will film void my window manufacturer warranty?
Some window makers restrict certain film types on their glass. Film manufacturers often offer coverage for glass failure when their product is installed on approved glass. We check both before installing on newer windows.
Can window film be removed later?
Yes. Interior film can be peeled and the adhesive cleaned off the glass. Older, sun-baked film takes more effort to remove, and we can handle removal before installing new film.
